H&L Homes is a modular housing initiative by Hardware & Lumber Limited (H&L), designed to address Jamaica's housing deficit. By leveraging modern construction technology, H&L Homes aims to deliver affordable, sustainable, and hurricane-resistant homes to underserved communities across the island.

H&L Homes offers three models:
Bougainvillea: 1 bed / 1 bath – 332 sq. ft. – $4.1M
Hibiscus: 2 bed / 1 bath – 450 sq. ft. – $4.5M
Poinciana: 3 bed / 2 bath – 944 sq. ft. – $8.9M
15% General Consumption Tax will be added to each total.
Land, labour, foundation and delivery not included.
What materials are used in construction?
Homes are built using:
- Autoclaved Fiber Cement Panels: Durable and moisture resistant.
- Ceramic Tile Flooring: Easy to maintain and aesthetically pleasing.
- Weather-Resistant Roofing (cement roof tiles) Ensures longevity and protection against the elements.
Are there standard designs for H&L Homes?
We offer three standard designs: The Bougainvillea (1 bedroom), The Hibiscus (2 bedrooms), and The Poinciana (3 bedrooms with an additional bathroom).
Can I customize the interior of my H&L Home?
Absolutely! You have complete control over the interior design of your home, including finishes, colours, and fixtures. The island wide team at H&L Rapid True Value stand ready to support you with your choice of paints, tiles and other finishes.
Are the homes compliant with building standards?
Yes, H&L Homes are:
- Bureau of Standards Jamaica -Certified: Compliant with international building codes.
- Hurricane, Earthquake, Termite, Water and Fire Resistant: Designed to withstand natural disasters.
How does H&L Homes contribute to sustainability?

Who constructs these units?
While Hardware and Lumber isn’t involved in the building process, UTECH will be offering a certificate program for the training of installers. We will publish a list of certified installers, and you can choose to engage one of them to handle your installation.
Can I tour the model unit?

Is there an application process to obtain one of these units?

We request 70% upfront and the balance of 30% is paid within 3 months’ time. The materials will be delivered within that timeline once full payment has been made.

What is needed from the parish council to begin?
- A set of the floor plans which can be downloaded from our website
- Proof of ownership of the land
- Surveyor’s Identification Report
- Property Tax Certificate
What is the delivery process?
Materials are packaged in pallets for transportation. Delivery can be arranged through the company, or you may collect your items from the head office at 697 Spanish Town Road, Kingston 11.
